Invista Pulls in Cash from Office Sales

Invista has reported that the BBC signed the rental of Reynards Business Park in Brentford, London for £700,000 annually for a further four years, marking an increase of ten percent over the previous agreement.

The trust has also achieved an increase of 40% in the rent of the Galaxy premises in Luton, which is currently occupied by Cineworld, to a new price of £450,000 per year.

Contracts have also been exchanged to sell a retail and office building in Brighton that is rented out to the Royal Bank of Scotland for £3.5 on a twelve year contract at a yield of nearly six percent.

Once the completion is done, the sale will characterize a remarkable increase in value of twenty-five percent over its valuation back in December of a little below £3m.

Cash raised by the two sales lowers the loan of the trust to a value ratio of forty percent, generating cash holdings of over £8m.

In addition, contracts have also been exchanged to dispose of the office and residential premises in the Soho district of London, the National Magazine House. The value was just over £30m with a 6.4% decrease compared to the December valuation.

Dependent on the rent review in September, the building could sell for a further two million. It is currently let out to the National Magazine Company for a further ten years.

The current flood of deals is not limited, there are a rising number of available office spaces for rent as businesses consider relocation, along with relocation comes other logistics to be considered, such as office planning and office refurbishment, the need for such services are also seeing a rise in demand.
